In short: FieldStacker works as janitorial software for small and growing commercial cleaning companies that run recurring contract accounts. Each contract is a service plan, each visit is its own job and invoice, and you get a crew schedule, building checklists, a time clock, batch invoicing, a client portal and job profit. It does not do square-foot bidding or scored inspections.

Commercial cleaning runs differently from homes. You sell a contract, not a clean. The client is a facility or office manager, not the person who lives there. Work happens after hours, often by a crew you don't see, and billing is monthly. The questions an owner asks are about the account: is the crew showing up, is the checklist getting done, did the invoice go out, and does this building still pay after labor?

FieldStacker is a fit for janitorial owners with a few to a few dozen accounts who want the schedule, the crew and the billing in one place, at a price that doesn't climb with every cleaner. Below is what is built, and an honest list of what is not.

Commercial cleaning software for recurring accounts

What each contract gets once it is in FieldStacker.

🏢

Contracts as service plans

Every week, every 2 weeks, every 4 weeks, monthly or quarterly, on a set weekday or date. Each visit lands on the schedule three weeks ahead.

✅

A checklist per building

Write a template for a medical office, a clubhouse or a showroom. The crew ticks restrooms, trash and floors on their phone and adds photos.

⏱️

Time clock for night crews

Clock in and out on the phone, with timesheets and a payroll email of hours. Opt-in location for the team map.

📨

Batch invoicing

Email up to 100 finished jobs their invoices at once, or put the account on a saved card with autopay.

👤

The person who signs

A point of contact and their position on the client record, so you know who to ask for at the front desk.

📈

Profit per account

Job costing puts parts, labor and expenses against each visit, and a job profit report shows which buildings pay.

Recurring contracts

Every account, its cadence and what it brings in

The Service plans screen is your contract list: each account, how often you clean it, the price per visit, the next visit and how many visits you have made. The total at the top is roughly what your recurring work brings in each month. A dental office on the 26th of every month, a property manager every other Tuesday, an HOA clubhouse every four weeks on Thursday, all in one list.

  • Each visit is its own job and invoice
  • Visits placed on the schedule 21 days ahead
  • Card on file and autopay charge each visit
  • Clients manage visits on their own page
The FieldStacker Service plans screen with six active recurring accounts and about $782 a month, including a dental office every month, a property management company every 2 weeks on Tuesdays and an HOA clubhouse every 4 weeks on Thursdays, each with its price per visit and visits made

The crew

Who cleans which building, which night

The schedule board shows every cleaner down the side and the days across the top. Drag a building to another night or another crew member when someone calls out. FieldStacker owns the schedule and Google Calendar mirrors it, so a supervisor who lives in their calendar still sees the change. Job notes carry the alarm code, the key box and which door to use after hours.

  • Day, Week and Map views of the crew
  • Confirmed and unconfirmed visits marked
  • Job offers, to send a visit to a cleaner who wants it
  • Cleaners added as technicians cost nothing

The numbers

Find the account that costs you money

Every janitorial company has one: the building you priced too low two years ago that now takes twice the hours. When a visit is finished, the job shows what the client paid, what supplies and parts cost, and the crew time, so you can see what you made. Set your labor cost and the number gets more honest. Paid invoices and payments sync to QuickBooks Online and update in place.

  • What the client paid and how, on every job
  • Supply cost and crew time against the visit
  • A job profit report across accounts
  • QuickBooks Online sync (not QuickBooks Desktop)

What janitorial software here does not do

Better you hear it from us before the trial than after.

1

No square-foot bidding

There is no janitorial bidding by square foot or production rate. Price the contract your way, then enter the price per visit.

2

No scored inspections

Checklists and photos show the work was done. There is no inspection scoring or quality audit report.

3

No supply ordering

Each cleaner can carry their own stock, and a job deducts what it used, but there is no supply ordering for client sites.

4

Weekly is the tightest cadence

Plans run weekly to yearly. There is no single nightly setting, so test a multi-night account in the trial.

If those are must-haves, compare dedicated janitorial tools on our best cleaning business software list, which covers Swept and Janitorial Manager with their published prices. If you also clean homes or windows, the same account handles house cleaning and window cleaning.

Janitorial software questions

Is FieldStacker janitorial management software?

It covers the office side of a small janitorial company: recurring contract accounts, a crew schedule, checklists per building, time clock, invoicing, a client portal and job profit. It does not have scored inspections, supply ordering or square-foot bidding, which dedicated janitorial tools offer. If you have a handful of contracts and want one app for the work and the money, it fits.

Does FieldStacker have janitorial bidding software?

No. There is no bidding by square foot or by production rate. You work out the contract price yourself, then enter it as a price per visit on a service plan. If bidding is the core of your work, a dedicated tool like Janitorial Manager, which lists bidding and work loading, may suit you better.

Can I bill commercial cleaning clients monthly?

Yes. Each visit on a plan becomes its own job and invoice, and you can email up to 100 finished jobs their invoices at once. Clients can pay by saved card with autopay, or you record check and other payments. Paid invoices sync to QuickBooks Online.

Can it handle accounts cleaned several nights a week?

Service plans run from weekly to yearly, set to a weekday or a date. There is no single five-nights-a-week setting today, so set up one real account during the trial and check it fits your contract before moving everything over.

What does commercial cleaning software cost here?

Plans start at $30/mo for the owner, or $25/mo billed yearly. Cleaners you add as technicians are free, so a night crew of eight costs the same as a crew of two. Office seats on the Team plan are $20 a person.

Can my crew clock in at each building?

Yes. Cleaners clock in and out on their phone, and you get timesheets and a payroll email of hours. Location sharing for the team map is opt-in and off by default. FieldStacker does not run payroll.
